Tenders invited for €22m infill build in Drumcondra, D9
Tenders have been issued to contractors for the construction of 101apartments at a site called High Park on Grace Park Road in Drumcondra, Dublin 9. The €22 million apartment development has planning permission for 101 apartments in three blocks, (A, B and C), with balconies, roof terraces and winter gardens, as infill within the existing campus. The permission includes provisions for site landscaping, a landscaped public amenity area adjacent to Grace Park Road, a single-storey electrical substation, lighting and solar/PV panels, all ancillary services, and all associated site works. There will be a new vehicular/pedestrian access from Grace Park Road at the north east of the site. The tender response deadline is April 12.
Castlestar to start Athlone scheme in Q3
Developer Castlestar is expected to commence construction works in Q3 on a €93 million residential development located at Cornamagh, Clonbrusk and Coosan in Athlone, Co Westmeath. The site, to be known as Dún an Rí Athlone, has planning permission for 426 residential units comprising 237 housing units and 189 apartment units along with a development of a creche and shared communal and private open space, car and bicycle parking, site landscaping and public lighting, services, access to the Coosan Road and new distributor road, and all associated site development works.
SHD plans for €43m BTR scheme in D15
Osh Ventures has submitted an SHD application for a development at the Old Schoolhouse site (the former Clonsilla School, a protected structure), on the Porterstown Road in Kellystown, Clonsilla, Dublin 15. The €43 million build-to-rent apartment development, which will be accessed from Porterstown Road, will consist of the construction of a residential development of 198 BTR apartment units. These include 120 one-beds, 59 two-beds and 19 three-beds) in eight blocks (ranging in height from four/ five to seven storeys). A decision on the application is expected to be made by June.

Glenveagh gets go-ahead for 192 apartments in D15
An Bord Pleanála has granted Glenveagh Homes in Co Kildare permission to build a €42 million apartment development at Balroy House in Castleknock, Dublin 15. Planning permission allows for the demolition of the existing two-storey dwelling and ancillary buildings of some 1,287 square metres and the construction of a residential development of 192 apartments (and ancillary facilities) in five-storey apartment buildings, comprising 67 one-bedroom apartments, 104 two-bedroom apartments and 21 three-bedroom apartments.

105-unit single block €23m scheme gets approval in Raheny
Earlsfort Centre Developments has been granted permission for an SHD which comprises a €23.1 million apartment development at a site location of 52, 54, 56, 58 Station Road, in Raheny, Dublin 5. The development will consist of the demolition of four existing dwellings, a workshop and other ancillary structures on the site and the provision of 105 residential units arranged in a single block comprising 51 one-bedroom apartments and 54 two-bedroom apartments, ranging in height from four to seven storeys with set-back upper floors, all over a basement level, with private, communal and public open space provision.

Charlie Chawke seeks €50m apartment scheme on Goat Grill site
Charlie Chawke’s Charjon Investments has submitted an SHD application to build 299 residential units (incorporating 89 one-bed units, 202
two-bed units and eight three-bed units) arranged in four apartment blocks ranging in height from five to eight storeys (part above podium), with a cumulative gross floor area above ground (excluding undercroft car park and basement car park) of 32,480.5 square metres. The €50 million development will be located on the grounds of the Goat Bar and Grill on the Lower Kilmacud Road in Goatstown, Dublin 14. The application also sought permission for the construction of 22 hotel rooms. A decision is expected to be made by June.

Conack to start work on Cherrywood residential block this month
In Cherrywood, as part of the overall €500 million town development, Conack Construction is expected to start works in April on Plot TC1: Block A1 (13,976 square metres) comprising 146 apartments, ancillary accommodation and associated balconies and roof terraces in a five to eight-storey block (comprising four studios, 31 one-bed, 90 two-bed and 21 three-bed units). These works include the installation of temporary pumps and on-site treatment filtration system to allow for construction of the three mixed use blocks over two levels of basement at TC1 Cherrywood, Dublin 18.
